The Tricom Building is the first LEED™ certified commercial real estate project to be built by a small business in the San Gabriel Valley. The Tricom Building is located at 2812 East Walnut Street in the Expanded Enterprise Zone of East Pasadena. The project demonstrates many sustainable features applicable to both LEED™ and the Pasadena General Plan. Below is a summary of the sustainable features as they relate to the 5 main areas of LEED™ certification.

Sustainable Sites:
Promotes urban redevelopment by locating within an Enterprise Zone.
 
Promotes alternative transportation by establishing the building in the proximity of 9 bus lines within a  ¼ mile and a light rail within ¾ mile. An onsite bicycle rack and an electric vehicle charger are on the premises.

Promotes reduction of heat islands by having a minimum of 85% of parking spaces located underground.

 

Water Efficiency:
Landscape is composed of drought-tolerant plants that require less water and eliminate the need for a permanent irrigation system.

Restrooms feature low-flow and dual-flush toilets to conserve water.

 

Energy & Atmosphere:
Building exceeds Title 24 by 44% by using high efficiency lighting, R-13 and R-38 formaldehyde-free insulation, dual glazed windows, energy efficient HVAC system, daylighting, a solar passive design, a rooftop photovoltaic array, outside air economizers, ENERGY STAR appliances.

Over 24% of the office electricity comes from a 31KW photovoltaic system amounting to annual savings over $11,000. The remaining electricity is Green-E certified, far exceeding the requirements of the Kyoto Protocol.

 

Materials & Resources:
Construction waste management plan was implemented to divert construction waste from landfills.

Specific building materials were reused from decommissioned buildings or contain a percentage of recycled content.

The majority ofbuilding materials were manufactured or harvested within 500-mile radius reducing transportation costs and promoting local economy.

 

Indoor Environmental Quality:
All adhesives, sealants, paints, carpet and linoleum contain no or low VOC (volatile organic compounds.)

Operable windows provide effective delivery of fresh air to building occupants.

Each office and work area is enhanced with day lighting and direct exterior views.
